  • Symptom

Existing slider is dragging or leaking

If you're already replacing a patio door, switching from slider to hinged is a one-shot upgrade in seal performance. The retrofit is straightforward in most openings.

  • Symptom

Drafts at the meeting rail of a double door

The seal between the two operable leaves on a double hinged patio is the most failure-prone seal. Air leakage there means the unit has aged out.

  • Symptom

Visible warping on a wood patio door

Wood hinged patio doors warp with humidity. When the door no longer closes cleanly, the warp has gone past the adjustable range.

  • Symptom

Active panel dragging against the threshold

After years of cycling, the hinges sag and the bottom of the active panel drags. The compression seal can't pull tight and the panel itself wears the threshold.

How We Install Hinged Patio Doors

Hinged patios swing daily — the active panel cycles, the passive panel locks. The compression seal pulls tight on both sides only when the threshold is level and the hinges are set right.

  • SECURITY

    Multi-Point + Foot/Head Bolts

On double-leaf hinged patios, the active panel uses multi-point locking and the passive panel locks with head and foot bolts into the head jamb and threshold. Both leaves become structural when locked.

    • Multi-point lock on active leaf
    • Head + foot bolts on passive
    • Heavy-duty hinges, 3 per leaf
    • Solid strike sets

    Threshold Compression Seal

Hinged patio doors compress against the frame on all four sides when closed. We adjust the hinges so the seal pulls evenly all the way around — uneven compression is the most common cause of drafts at year 5.

    • Sill flashing every opening

    Threshold + Hinge Tuning

We level the threshold, plumb the frame both directions, and adjust the hinges so the compression seal pulls evenly. New doors are set slightly overcompressed so they age into spec over the first year.

    • Threshold leveled flat
    • Frame plumbed both directions
    • Hinges set for compression

Q · Quick Answer

Should I pick hinged patio doors or sliding glass for my NC home?

Hinged patio doors offer better thermal performance and a more traditional look. Sliders offer easier access in tight spaces and don't take up swing-out room. For traditional homes and energy-efficiency priorities, hinged is the right call. For contemporary architecture or tight back-deck layouts, sliders fit better.
